Rental Policy

 

Office Hours:

Spring and Fall: 9am-5pm Monday-Saturday

Summer: 830-530 Monday-Saturday

Winter: 9am-4pm Monday-Saturday

Check-In: 3pm until Close

Check-Out: 10am


Payments And Fees:

A booking deposit of $200 plus a $45 nonrefundable processing fee are due at the time reservation is booked. The reservation deposit is part of your grand total and will be applied to the rental amount upon arrival and therefore not refundable after departure. Payment of balance owned is due at arrival. Cash, Cashier's Check, Money Order, Visa, Mastercard , Discover. There is a 2.5% convenience fee added to credit card transaction. Checks are not accepted at check-in. If you wish to pay in full by check, the check must be received in our office 30 days prior to check-in.

Cancellation:

20 days for condominium daily or weekly rentals

45 days for monthly rentals.

In the unfortunate event you must cancel your reservation, the $45 nonrefundable processing fee, along with a $25 cancellation fee will be deducted from your refund. Cancellations not meeting the specified number of day notice will be subject to loss of the full booking deposit. NO refunds for late arrival or early departure.

Refunds:

Refunds are only issued for cancellations outside of the cancellation date range. Refunds do not include nonrefundable processing fee. No refunds for maintenance or cleaning problems.

Check-In:

Check in is between 3:00pm and 5:30pm at our office located at 232 Professional Court Suite A Gulf Shores, right across the street from the public library. Please let us know if you plan to arrive after 5:30pm so we can make arrangement for late check-in and also for a Sunday check-in.

Check-Out:

Check-out time is at 10:00am on departure date. Upon departure, please dispose of all food and trash.

Keys:

Keys must be picked up and returned to the Aqua Vacations & Sales Group office. Two keys per rental property will be issued to rental guests. A $25 charge will be assessed for each key not returned to Aqua Vacations. A service fee of $35 will be charged for lockouts after business hours. Unreturned keys at check- out may result in a $50 re-key charge.

Furnishings:

All vacation properties are privately owned, decorated and completely furnished, including kitchen utensils, flatware, bed linens, blankets, pillows and bath towels. Color, style, décor and furnishings will vary from one property to the next. You will be supplied with our "starter kit" which includes: dishwasher tabs, laundry detergent, paper products that are placed in the unit for your convenience. Washers and dryers are in most units for your convenience. No refunds will be given for any appliance or equipment malfunction. The state of Alabama and City Fire Codes prevent the use of charcoal grills on balconies.

Departure Cleaning:

A one-time departure cleaning charge will be assessed on all rentals. Fees are as follows:

Studio: $75-85

1 Bedroom: $90-100

2 Bedrooms: $105-115

3 Bedrooms: $120-$135

4 Bedrooms: $140-165

Beach Homes: $210-275

Findings of health hazards will assess an additional $100 charge. Evidence of smoking in units will assess an additional $250 charge.

Maintenance:

Every effort is made to maintain each property and its equipment in good working order. Please report any malfunctions in equipment and or damage as soon as possible. A repairman may enter the premises during business hours for purposes connected with repair, care or maintenance of the rental property. We make every effort to have items repaired in a timely manner. We do not offer refunds for equipment failures, maintenance problems or cleaning problems.

Occupancy:

The number of guests, including children, is limited to the sleeping capacity of the property and in enforced according to local Fire Department Codes. Underage individuals are not permitted to rent. Person checking in must be the person is renting the unit. Any reservations obtained under false pretense may be subject to loss of deposit, rent and immediate tenant eviction. Absolutely no property will be rented to anyone under the age of 25. All rules and regulations of the property will be enforced. We reserve the right to refuse service to anyone.

Property Substitution:

We reserve the right to substitute comparable accommodations without notice or liability should the reserved unit become out of order or not available for any reason. Prices subject to change.

Parking:

Parking at most locations is limited to 2 vehicles. Many complexes have strict regulations as to the number of vehicles allowed per property. Vehicle Registration charges are between $15 and $30 per vehicle.

Efficiency and One Bedroom: 1 registration

Two Bedrooms: 2 registrations

Three Bedrooms: 2 registrations

Four Bedrooms: 2 registrations

Please ask out reservations specialist what the parking limit is at the property you are choosing. Most condominiums prohibit boats, trailers, jet skis and motor homes.

Pets:

Our pets are family, however pets are not allowed in or on any vacation property and on the beaches. Any evidence of a pet found during your stay will result in immediate eviction and forfeiture of rent and/or assessment for damages and cleaning. We can provide you a list of pet/doggy hotels within our area.

Showing of Units for Sale:

We reserve the right to allow qualified sales agents to show property for sale to qualified buyers. We will make every effort not to disrupt your vacation stay.

Miscellaneous:

Guest agrees to indemnify owners of any damages to the premises including furnishings and household items which result from renter's occupancy, excluding normal wear and tear. We will not be responsible for accidents or injuries to guests, or for loss of money or valuables of any kind.

Vacation Rental Damage Protection:

As part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of coverage or Insurance Policy at www.vacationrentalinsurance.com/g20vrd. The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By Submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Aqua Vacations and Sales Group any amount payable under the terms and conditions of the Vacation Rental Damage. If you do not wish to purchase the Vacation Rental Damage Protection and may add $500.00 for a damage deposit or a personal check, a refund of this amount will take place after unit has been inspected at departure.

We could not watch television unless the children were asleep because the the televisions in those rooms play the same channel only. The rental was mostly clean but we did notice the fridge was dirty and we had to clean it before using it. The Shower doors and ceiling fan in the living room was not clean. It was mostly little things but with the cost of the cleaning fee it would be nice if those things were clean. There is also a couple boards coming up on the deck which is a tripping hazard.
